Myths And Misunderstandings About Home Inspections

Posted on: 28 February 2022

Most people only buy a home a few times in their lives. As such, most people only have a home inspection done a few times in their lives. So, on that level, it is totally expected that people would have some misconceptions and misunderstandings about home inspections. If you are thinking of buying a home soon, it's a good idea to dig beneath those misunderstandings and figure out the truth. Here are a few of them.

Misconception: Home inspections are expensive.

Sometimes people opt to forgo a home inspection because, for some reason or another, they think home inspections are expensive and costly. However, this is not really accurate. Prices vary, but as a rough estimate, home inspections cost a few hundred dollars. This is money well spent because if there are any issues with the home that would be expensive to fix, the home inspection will reveal them. As such, an inspection can save you from potentially having to spend thousands on unexpected repairs. That's worth paying a few hundred dollars for.

Misconception: A home will pass or fail an inspection.

You might expect, after an inspection, to have the inspector tell you that the home either passed or failed. But this is not how home inspections work. There's no such thing as passing or failing. The inspector will give you a list of things that are wrong. You decide, based on this report, whether the home still meets your standards. In other words, you are the one who decides whether the home passes or fails, based on the report the inspector gives you.

Misconception: You have to schedule your home inspection during the week.

You may groan at the idea of having to schedule a home inspection because you figure it has to take place during "regular" 9:00 - 5:00 hours. But usually, this is not the case. There may be some home inspectors that only work during these hours, but that's not the industry norm. Many home inspectors work on the weekends and after-hours. So, it will probably be easier to schedule your home inspection around your work schedule than you thought.

Hopefully this article has taught you a little more about home inspections, how they are conducted, and what they involve. The home inspection is an important part of the real estate purchasing process, and as such, it is important to know the basics and dig right in.
